The 11th-Month Warranty Inspection

Most Florida builders warranty workmanship and materials for the first year. After that, repairs usually become your cost. An independent inspection in months 10 to 11 finds problems while the builder is still responsible for fixing them.

New homes settle, and first-year problems are common: cracks in stucco and drywall, grading that drains toward the house, missed roof and flashing details, leaking plumbing connections, and thin or missing insulation.

Why It Matters

Drone roof documentation. Every roof is photographed from above, so you and your insurer see the whole roof, not just the edges.

Certified infrared imaging. As a Level II thermographer, Gary can use thermal imaging to help locate hidden moisture, missing insulation and overheating electrical components.
